Debtors Manager | KwaZulu-Natal

Hire Resolve is seeking a high-caliber Debtors Manager to take regional accountability for the KwaZulu-Natal portfolio of a leading property and student housing group. This role is perfect for a strategic collections professional who excels at managing complex funding landscapes, university relationships, and high-volume leasing operations.

Key Performance Areas:

  • Collections & Arrears Management: Drive regional debt recovery strategies to ensure cash is collected as it falls due. Oversee the entire credit control lifecycle, including delinquency management and legal escalations.

  • Leasing & Occupancy Optimization: Ensure all buildings within the KZN region are fully let at approved rental levels. Manage the leasing execution process and monitor tenant movement to maintain optimal occupancy.

  • Funding & Bursary Coordination: Act as the regional expert on university funding (NSFAS, etc.) and bursary cycles. Maintain close relationships with financial aid offices to ensure billing alignment and timely payment disbursements.

  • Accreditation Support: Oversee the university accreditation process for regional buildings, ensuring all health, safety, and institutional requirements are met to maintain "approved" status.

  • Team Leadership: Provide direction and supervision to the regional debtors and leasing teams, conducting performance reviews and driving a culture of accountability.

  • Regional Intelligence: Monitor market trends, funding policy changes, and academic calendars to provide management with actionable insights regarding cash flow risks.

Requirements:

  • Experience: 5–8 years of experience in Debtors/Credit Management, specifically within the Property or Student Accommodation sectors.

  • Leadership: Proven track record in a supervisory or managerial role, managing multi-disciplinary teams.

  • Industry Knowledge: Deep understanding of NSFAS/Bursary funding models and university accreditation processes is a significant advantage.

  • Technical Skills: Proficiency in property management software and advanced MS Excel.

  • Attributes: Strong negotiation skills, a results-driven approach to collections, and the ability to manage complex stakeholder relationships (Universities, Funders, and Tenants).

  • Location: Must be based in KwaZulu-Natal and able to travel within the region as required.
